Springleaf Residence, GuocoLand’s latest high-end residential development and the first in Singapore to adopt a biodiversity-sensitive design approach, received an enthusiastic response during its launch weekend. Over 15 and 16 August 2025, 870 units, or over 92 percent of the development’s 941 units, were sold at an average selling price of S$2,175 psf. Prices started from S$860,000 for a 388 sq ft one-bedroom unit.

Almost all of the 340 units of the two-bedroom apartments were taken up. 95 percent of both the 384 units of three-bedroom apartments and the 138 units of four-bedroom apartments were sold. The five-bedroom apartments also saw healthy interest, with 45 percent of the 71 units sold.

Singaporeans and permanent residents accounted for nearly all buyers, with a mix of singles, young couples, families and multi-generational households. The majority of buyers are owner-occupiers drawn to the condominium’s location and lush setting, the design of the condominium that integrates nature and heritage conservation, as well as its generous amenities. They also like the well-designed unit layouts that are efficient, flexible and well-proportioned. The strong demand also reflects market confidence in the Springleaf area’s growth potential, in line with URA’s vision of Springleaf as a vibrant neighbourhood that harmonises urban living with natural spaces.

Situated on a rare 3.2-hectare site – one of the largest among recent launches –Springleaf Residence is the first high-rise condominium in the precinct. It offers 909 two- to five-bedroom apartments across five 25-storey towers, plus 32 one- to three-bedroom apartments within a conserved four-storey building, which was part of the former Upper Thomson Secondary School.

Ms Dora Chng, Residential Director at GuocoLand, said, “This marks the start of Springleaf’s transformation into one of Singapore’s most sought-after private residential enclaves, building on the success we achieved at Lentor Hills estate. The successful launch of Springleaf Residence reflects our buyers’ trust in our track record in uplifting residential districts through a holistic, design-led approach, with thoughtfully planned amenities and well-designed unit layouts that cater to modern lifestyles.”

Springleaf Residence is jointly developed with Hong Leong Holdings Limited (“Hong Leong Holdings”) and is expected to be completed in 2029.
