The JV platform jointly established by Warburg Pincus and Lendlease recently announced it has, together with its managed investment vehicle LINO, acquired a ~S$1.6 billion portfolio of assets in Singapore from entities associated with Blackstone and Mr. Lim Chap Huat, Executive Chairman of Soilbuild Group Holdings Ltd. This represents one of the largest transactions of a private portfolio of industrial assets in Singapore.
The acquisition marks the first transaction for the JV platform since it was officially launched on 31 July 2024 to focus on life sciences and R&D real estate in Asia Pacific. With a total gross floor area of 4.5 million square feet, the portfolio comprises high-quality business parks and specialist facilities situated within established designated precincts across Singapore, tenanted to blue chip companies across life sciences, technology, advanced manufacturing and logistics. The transaction solidifies the JV platform as the market-leading life sciences and R&D real estate platform in Asia Pacific with over S$2 billion of assets under management, and is consistent with the strategy of capitalising on attractive opportunities in the region’s rapidly expanding real estate sector.

Driving Business and Value Chain Transformation through Digitalisation and Innovation
Innovation has been a key driver in CDL’s business and decarbonisation journey and consistently remains one of the Group’s top-voted material environmental, social and governance (ESG) issues since 2017. In the move towards a low-carbon world, CDL continues to leverage innovation and digitalisation to support business growth and transformation.
Through the implementation of digital tools such as the Common Data Environment (CDE), it has boosted project outcomes by enhancing collaboration and communication in its property development workflow, which involves multiple stakeholders. For its Union Square redevelopment project, CDL has embarked on the CDE pilot and expects to achieve productivity improvements and other beneficial outcomes during the development process.
Since 2022, CDL has also started introducing the use of robots at its worksites, making a significant step forward in the construction process by enhancing precision, safety and efficiency, enabling the completion of complex tasks such as tile grouting and rebar tying with greater accuracy and consistency.
In July 2022, the use of robots for tile grouting was first trialled at its Executive Condominium (EC) project Piermont Grand, and will be implemented at its other EC projects, Lumina Grand and Copen Grand. These robots are utilised by tiling sub-contractors and streamline the process of marking grout lines, which allows for speed and ensures uniformity and accuracy in tile placement.
As an extension of its commitment to enterprise and value chain transformation, the Group has also focused on aligning its major subsidiaries with its decarbonisation and sustainability goals. The Group’s wholly-owned hospitality subsidiary, Millennium & Copthorne Hotels Limited (M&C), recently achieved the esteemed Global Sustainable Tourism Council (GSTC) certification for its six hotels in Singapore: Copthorne King’s Hotel, Grand Copthorne Waterfront Hotel Singapore, M Hotel Singapore, M Social Singapore, Orchard Hotel Singapore and Studio M Singapore.
Securing GSTC certification is aligned with Singapore’s Green Plan 2030 and the Singapore Tourism Board’s Sustainability Roadmap. Some key features implemented by M&C include innovative in-room technology, zero single-use plastic by 2050 and several social impact initiatives.
Asset Portfolio Decarbonisation through Innovative Stakeholder Engagement
To enhance a building’s overall energy efficiency, influencing user behaviour through engagement initiatives is vital. In 2014, the CDL Green Lease Partnership Programme was introduced to support and encourage its commercial tenants to reduce their energy consumption and environmental footprint. Under the programme, tenants are provided support in greening their offices to obtain the BCA Green Mark Office Interior certifications.
Piloted City Green Tenant Bonus Programme at Republic Plaza
In July 2024, CDL piloted its City Green Tenant Bonus Programme, a first-of-its-kind decarbonisation initiative for tenants at its flagship Grade A office building – Republic Plaza. As an extension of CDL’s Green Lease initiative, this programme aims to promote, encourage and incentivise tenants to adopt sustainable practices and effectively reduce energy consumption. Participating tenants will receive energy savings and dollar-for-dollar rebate incentives in the form of CDL vouchers at the end of the 12-month programme, as well as sustainability knowledge and resource support.
Through this initiative, if all qualified tenants collectively achieve a 10 percent energy reduction, Republic Plaza can reduce its annual Scope 3 carbon emissions by up to 264,000 kgCO2e – equivalent to the energy needed to power 150 4-room HDB flats for an entire year. Reducing tenants’ carbon emissions will also help address CDL’s Scope 3 GHG emission source.

The engineering solutions provided for 8 Shenton Way, Singapore’s tallest skyscraper with Green Mark Platinum certification, was the winner of the 2023 CTBUH Awards’ Future Project Award.
Gardens by the Bay won the 8th Best Attraction in the world by Traveler’s Choice Awards in 2024. Meinhardt provided civil, structural and geotechnical design services for the Flower Dome and Cloud Forest, ancillary facilities and 18 Supertrees. It also provided the civil infrastructure works for the entire development.
Meinhardt has also contributed significantly to the social infrastructure in Singapore. Sengkang Hospital is an example of their contribution to healthcare infrastructure. As a recipient of the 2023 MOH Holdings Distinguished Award, this hospital is more than just a medical facility; It is a vital foundation of community health.
Public housing is another area where Meinhardt has made a difference. Meinhardt provided engineering design services for SkyVille @ Dawson HDB residences which raised standards and transformed public housing in Singapore.
NS Square in Singapore exemplifies national pride and sustainability. Recognised with the esteemed BCA Green Mark Platinum for Super Low Energy, Meinhardt has utilised innovative space planning, integrated a district cooling system, and incorporated solar-powered, eco-friendly green roofs. Meinhardt is also the recipient of multiple awards and accolades, both locally and internationally. In 2014, Meinhardt was conferred, amongst others, the International Headquarters (IHQ) Award from the Economic Development Board (EDB). Last year, Meinhardt’s Civil and Structural (C&S) Engineering team clinched several industry awards for healthcare projects including the 2023 MOH Holdings Distinguished Award for the National Centre for Infectious Diseases & Centre of Healthcare Innovation, as well as Sengkang General and Community Hospitals.
The C&S team was also part of the collective that won the President’s Design Award Singapore 2023 for CapitaSpring. For the same project, it received the Association of Consulting Engineers Singapore Design Excellence Award in 2022; The Institution of Structural Engineers Singapore Structural Award (High-rise/Slender Structures) in 2022; the Singapore Structural Steel Society Structural Steel Excellence Award in 2023, and the Best Tall Building, Asia award, and the Best Tall Building 200-299m award under the 2023 CTBUH Awards.

Generative AI Urban Consultancy Augmentation Tool that ingests Meinhardt’s deliverables and intellectual capital to allow for the generation of new reports, knowledge and deliverables geared towards and fine-tuned for urban consultancy. This tool aims to improve the quality of consultancy deliverables while saving time and effort for their consultants.
AI Analytics for Built Environment Tool to ingest, aggregate, consolidate and analyse vast amounts of data generated across the lifespan of a built asset, but mainly focused on asset/facilities management and project management in construction. This tool will allow built asset owners to have greater insight into their buildings and make data-driven decisions.

Shanghai Intelligent Building Technology (SIBT), Shanghai Smart Home Technology (SSHT) and Parking China (PKC) concluded on 5 September 2024 at the Shanghai New International Expo Centre.
Held concurrently with Shanghai Smart Office Technology (SSOT), the four shows attracted 28,295 visitors, marking an increase from last year. This number included 31 domestic and international visiting groups. Participants praised the show for fostering efficient exchanges within the intelligent building industry and for shaping the future of smart living.

Promoting Local and International Cooperation
Running under the theme “Smart Spaces, Smart Living”, this edition brought together nearly 300 leading and innovative companies, and the showcases covered a range of innovations and solutions such as low-carbon intelligent buildings, smart homes, facility management, smart parking, smart hotel, and intelligent integration.
The shows also featured a record number of thematic product zones, emphasising a diverse range of highlighted content. The zones included the “DISCIEN Future Meeting Zone”, the “Urban Renewal Research Zone”, the “Facility Management Service Provider Zone”, the “WELL Healthy Building Pavilion” and the “UWA Global Ultra-High-Definition Video Industry Alliance Zone”.
Meanwhile, the shows attracted 31 delegations from local and overseas markets, including the Cambodia Business Association, a Malaysian smart home design delegation, the KNX User Club delegation, a Saudi Arabian smart city and parking visiting group, an urban parking service group, an exploration and interior design group, the Shanghai Internet of Things Industry group, the Urban Regeneration Research Association, a tourism and hotel industry group, and a smart office visiting group composed of professionals from across the country.
Both exhibitors and visitors expressed satisfaction with the shows, remarking the opportunities to effectively connect with potential customers and suppliers, as well as exchange knowledge and expertise. They also conveyed their eagerness to return next year.
“We are here to showcase our company’s diverse solutions, including smart factories, smart communities, and smart hotels. Since our founding, we have consistently taken part in SIBT and observed that visitors have a high level of expertise and clear procurement objectives. The ratio of domestic to international customers is now nearly fifty-fifty. Overall, the show has yielded positive results in terms of finding our target clients and promoting our brand,” shared Mr Kai Gui, Senior Marketing Manager, LifeSmart.
“My company specialises in international trade, and I came here to source for smart home solutions, primarily security systems. The shows feature numerous innovations, and staying updated on these advancements is crucial for my business. I’ve already identified three promising partners. It’s also fascinating to explore a variety of products, including facility management and intelligent building solutions, all in one place,” expressed Mr Andres Mancero, General Manager, Valdani Trading (Ecuador).
“PKC is a highly regarded and influential event in the parking industry. We attend every year to explore the latest technologies and products, including parking lock equipment for on-street parking. This year, I found many of the products to be particularly refreshing. I exchanged contacts with several exhibitors, some of whom also expressed interest in our company’s business. It’s evident that this exhibition serves as an excellent platform for business exchange,” said Ms Jiamin Wu, Technical Director, Eleve.
Capturing Industry Trends and Exploring Intelligent Building and Smart Living
The three-day shows offered 21 forums, featuring over 100 industry experts who shared their insights on more than 150 trending topics. Additionally, SSHT collaborated with CSHIA Startup Camp to host the “CSHIA Startup Camp: Smart Home Integration Application Challenge,” which included competitions in installation, wiring, debugging, and networking to inspire integrators to innovative spirit and improve their practical skills.Elsewhere, highlighted events in the intelligent building and smart home sectors included the following:

Furthermore, facility management-related forums included the Green Smart Cleaning Forum and the CFM Summit – FM in the New Era, From Service Innovation to Digital Transformation.
“As the elderly population increases, the demand for senior care services continues to rise. Smart gerontechnology products and services can help address the shortage of young labour while enhancing the overall quality of care. As a result, the smart gerontechnology industry is poised for significant growth opportunities. The show and the concurrent forum not only provided industry players with a clearer understanding of the trends but also bolstered practitioners’ confidence in the industry’s prospects,” said Mr Weihua Gu, Researcher, Shanghai Municipal Commission of Economy and Informatisation.
“The content I highlighted at the ‘Salon of the Wise – The Intelligent Scenario Collision of the All-Domain Business Space’ focused on the various challenges the electric charging industry may face during investment, construction and operation. Experts were invited to share corresponding solutions. The event enabled industry players to quickly grasp the latest market news and enhance their professional and technical capabilities. The fair is also an ideal place for increasing our organisation’s influence,” shared Ms Siqi Zhai, Founder, Charging and Swapping Research.
The next editions of SIBT, SSHT and PKC will take place concurrently with SSOT in 2025 at the Shanghai New International Expo Centre. Further details will be provided soon. The fairs are headed by the biennial Light + Building event in Frankfurt, Germany. The next edition will be held from 8 to 13 March 2026.
