Midas Land Unveils New Luxury Development Jervois Privé at Tanglin with Preview Pricing

Reading Time: 2 minutes

Midas Land, a premium property development firm founded by industry veterans Dawn Lim and Mike Ho, recently unveiled its maiden residential development Jervois Privé at Tanglin with the introduction of special preview pricing for early birds, along with its showflat preview at 8 Jervois Lane.

Located at 100A Jervois Road, the 45-unit freehold complex is situated in the prestigious District 10, in an exclusive neighborhood surrounded by Good Class Bungalows, high-end residences and foreign embassies. The new luxury condominium was built on the 27,109 sq ft site of the former Jervois Green development, which was acquired by the founders of Midas Land back in December 2017.

As Midas Land’s maiden development, Jervois Privé is a perfect showcase of its signature touch in developing exclusive contemporary homes boasting a stylish eco-modern design, luxurious interior finishes and a spacious layout suited for today’s discerning urbanite who thrives in the vibrancy of the city and values the tranquillity of a serene neighbourhood.

Designed by four-time President Design Award-winning architect Yip Yuen Hong, the low-rise Jervois Privé complex captures a sense of timelessness, modelled after the old black-and-white colonial-styled estates that form part of the heritage of the Tanglin precinct, with just five storeys and a grey-and-black colour palette. Its name Privé, which means ‘private’, points to the sanctuary created for its future residents along with an idyllic lifestyle surrounded by lush greenery.

The development also boasts good accessibility to Redhill MRT station, which is just a 10-minute walk away, and two upcoming MRT lines (Orchard Boulevard and Great World City). On top of its excellent transport connectivity, it is also a five-minute drive to the Orchard Road shopping belt and a seven-minute drive to the Central Business District. Residents will have an array of choices as shopping destinations with Tanglin Mall, Great World City and Valley Point in the vicinity.

Given these strong project attributes, the 45-unit condominium is attractively priced during its preview phase as follows: 1-bedroom apartments, which comprise 5 units from 549 sq ft, will be priced from S$1,62M; 30 of 2-bedroom apartments from 689 sq ft – the majority of all unit types available – will be priced from S$2.01M; 10 units of 3-bedroom apartments from 1,109 sq ft will be rolled out at a starting price from S$3,18M. Early bird prices will start from S$2,816psf.

Along with a high ceiling height of 3.2m, other key highlights of the development include a 25m swimming pool, a jacuzzi pool, a BBQ pit and dining pavilion, an indoor gym and outdoor fitness area on the rooftop of the development to be enjoyed by all its residents.

The development is expected to be completed by the first half of 2022 and will be ready for occupancy in early 2023. PropNex and SRI are the appointed marketing agencies for Jervois Privé.

Kinestral’s Halio Smart-Tinting Glass Becomes the Only Next-Generation Electrochromic Technology to Pass Rigorous ASTM E2141 Durability Testing

Reading Time: 2 minutes

Kinestral Technologies, Inc. recently announced that its Halio® smart-tinting glass product has passed the US Department of Energy’s National Renewable Energy Laboratories (NREL) testing procedures according to the ASTM E2141-06 test methodology required to meet the ASTM E2953 standard for electrochromic product durability, becoming the only next-generation product to meet this recognized industry benchmark.

During the NREL testing, Halio windows were subjected to 50,000 switching cycles over a period of six months at temperatures averaging 185°F (85°C).  The extreme conditions had negligible impact on product quality and switching performance: Halio’s visible light transmission was virtually unchanged in the clear and tinted states, and Halio still looked like traditional glass in its clear state and still tinted to neutral gray in its darkest state. Further, switching speeds remained up to 10x faster than similar products on the market.

“To achieve Halio’s performance, our scientists and engineers invented new materials and device physics that didn’t exist when electrochromic products began to enter the market 20 years ago,” said Howard Turner, co-founder and chief technology officer of Kinestral. “Manufacturing was also a prime consideration as we developed Halio to make sure we avoided the production issues faced by first generation producers. Today, we not only have the most beautiful and durable smart tinting glass product on the market, but we also have the largest, most efficient, and most scalable manufacturing facility in the world.”

Halio smart-tinting glass is available exclusively through Halio North America and Halio International, joint venture companies formed by Kinestral and AGC, Inc. the world’s largest glass manufacturer.

“We partnered with Kinestral to bring to market a compelling occupant experience,” said Marc Van Den Neste, chief technology officer of AGC, Inc.’s Building & Industrial Glass Company. “This ASTM durability certification confirms Halio’s quality, and that it’s the right smart-tinting glass solution for our customers.”

Kinestral’s next-generation smart-tinting glass technologies and processes are protected by over 100 granted and pending patents worldwide. Production of Halio commenced in late 2018.

LIXIL Group Corporation (LIXIL), maker of pioneering water and housing products, has unveiled two new INAX bathroom collections for the global market at Milan Design Week 2019.

INAX, which manufactures innovative sanitary ware and artistic tiles, is known for its sophisticated and thoughtful designs and technology. Since it fired up its first kilns in the 1920s, the brand has been at the heart of shaping bathrooms in Japan, including the creation of revolutionary technologies such as Japan’s first shower toilet.

Now, for the first time, LIXIL will give the world a preview of INAX’s global brand and design concept as it unveils its new products before they enter production. The special exhibition invites visitors to experience first-hand the product designs reflecting INAX’s design values and signature elements, which convey Japanese aesthetics in a contemporary style.

These are represented in the new S600 LINE and S400 LINE bathroom collections, eight variations of INAX’s CERAFINE ultra-thin wash basins, which were inspired by Japan’s waterscapes and created specifically for the exhibition, a tile lounge that displays the variety of colors and textures of tiles, along with three inspirational brand movies showcased throughout the installation at the SuperStudio venue between 8 and 14 April 2019.

The event space offers an immersive introduction to the world of INAX, through a number of exhibits spanning the origins of the brand to its most recent concepts, including three short films, which present INAX’s unique approach to design, Japan’s Rituals of Water, and how it transforms everyday life.

“We wanted to create a new bathroom experience that embodies Japan and what it stands for; its culture, traditions, and the everyday rituals of water we go through to purify and transform ourselves. LIXIL aims to launch the new INAX collections in Australia, Cambodia, China, Indonesia, Laos, Myanmar, New Zealand, the Philippines, Taiwan, Thailand, Vietnam, and other markets starting May 2019.

Cosentino Unveils Seven New Shades in its Silestone and Sensa Ranges in Singapore

Reading Time: 3 minutes

Cosentino Group, the world leader in the production and distribution of innovative surfaces for architecture and design, is pleased to announce the Singapore launch of its newest colours in its Silestone® and Sensa® ranges.

In total, seven new colours will be available in Singapore from today onwards; five from the Silestone® Eternal Collection, and two from the Sensa by Cosentino® Protected Natural Stone range.

The five new colours of the luminary Silestone® Eternal Collection are the Bianco Calacatta, Classic Calacatta, Desert Silver, Eternal Emperador, and Eternal Marfil.

The Eternal Collection is the first in Silestone’s offerings to have veining and highlights run completely through the material, making for an unparalleled natural beauty coupled with Silestone’s industry-leading performance, thanks to the Silestone® N-Boost technology.

This innovation, which has been patented by Cosentino, modifies the material’s surface at a molecular level to give it greater color saturation and extraordinary lustre, along with an enhanced water repellent property that makes the surface easier to clean and maintain.

As with all Silestone® natural quartz products, the Eternal Collection includes the notable characteristics that set the brand apart: high resistance to impact and scratching; manufactured in large formats; and versatility of application. Please see Annex A for the new Silestone® Eternal Collection shades.

“Cosentino’s investment in R&D to develop the complex, full body designs of the Silestone® Eternal Collection, has received wide recognition by consumers, architects and designers alike. We are delighted to present now these new Eternal colors and we look forward to the collection’s continued success in 2018,” says Valentin Tijeras, Vice-President of Global Product and R&D, Cosentino.

Cosentino also adds two exotic new Brazilian quartzite colours to its Sensa by Cosentino® Protected Natural Stone range. The two new shades, Taj Mahal and White Macaubas, join the Sensa Premium range and feature the exclusive Senguard NK stain protection.

These two new surfaces are the first quartzites to join the Sensa by Cosentino® range. Quartzite is a very hard metamorphic rock that is composed almost entirely of quartz and is the perfect substitute for a natural stone that is more durable and hardwearing than traditional marbles, whilst offering a similar look.

Sensa surfaces offer an excellent level of stain protection, including against acidic substances commonly found in household kitchens, with no need for special daily maintenance. Anchored to the surface of the stone, the Senguard NK stain protection technology also offers the surface of the countertop UV resistance, allowing the natural stone surfaces to be used inside and out whilst still allowing the stone to breathe and preserve its natural colour. The new surfaces are also safe for contact with food thanks to their NSF certification. Please see Annex B for the new Sensa by Cosentino® shades.

The seven new shades were unveiled in Singapore on 17 August at an exclusive launch party held at Cosentino City Centre showroom. Over 100 guests from the media and design industry were in for a treat at the event with the theme “Brazilian Summer Nights”, alluding to the exotic new Brazilian quartzites in the Sensa by Cosentino® that were being launched that night in addition to the new shades in the Silestone® Eternal Collection.

The new shades of the Silestone® Eternal Collection were mounted on the walls of the Cosentino City Centre showroom, for the guests to view and feel for themselves. One of the kitchen countertops in the Cosentino showroom was also replaced with a countertop made from Sensa® in the shade of Macaubas so that guests could see how the surface looks like on an actual kitchen top. Additionally, an ornamental flower pot made from the new Sensa® shade of Taj Mahal was on display to show the versatility and beauty of the two colours.

Newly appointed General Manager of Cosentino Southeast Asia, Pablo Abad Gomez enthuses, “With the launch of at least a dozen new shades in various collections this year alone in Singapore, Cosentino is cementing its position as a market leader of innovative surfaces in Southeast Asia. We look forward to shaping and growing the industry in the region through collaborations that showcase the uniqueness and versatility of our products beyond the kitchen and bathroom.”

All seven new shades in the Silestone® Eternal and Sensa by Cosentino® collections is now available in Singapore. For more information, please visit www.silestone.com.sg or www.sensabycosentino.com

Thai Designer Wins Dream Spalet Destination Competition 2018 at The 1st LIXIL Spalet Iconic Tour 2018

Reading Time: 2 minutes

LIXIL, a maker of pioneering water and housing products, has appointed the Grande Centre Point Sukhumvit 55 in Bangkok, designed by Mr. Thanawat Sukhaggananda, as the Grand Winner of the DREAM SPALET DESTINATION COMPETITION.

The competition recognises architects and designers who utilised the SPALET – a bidet that merges together the Zen-like SPA experience with the functionalities of a western toilet – in their hospitality projects.

Mr. Thanawat Sukhaggananda, interior designer at the Interior Vision Company Limited, won the first prize for his bathroom design at the Grande Centre Point Sukhumvit 55 in Bangkok. Known as Thailand’s largest Onsen hotel, the pure indulgence at the spa extends to the bathrooms of the hotel rooms and suites.

Inspired by Buddhist philosophy, the restrooms feature American Standard’s Eurozen shower toilet, offering guests a complete personal cleansing experience with spa-like features, much like a personal sanctuary. The experience is not only pleasant for its users, but also for the environment, as the Eurozen’s automatic flushing function can detect the type of flush needed based on the time spent on the toilet, helping save water and reducing the use of tissue paper.

The winner was announced at the gala night of the first-ever LIXIL SPALET ICONIC TOUR, an exclusive gathering of top architects and designers, including the five finalists of the contest, that took place in Nagoya, Japan.

For two days, guests immersed in the world of SPALET in an exclusive itinerary that included a visit to the LIXIL showroom and a stopover at the INAX Museum, where visitors learned about INAX’s unique history as the pioneering brand in SPALET technology.

LIXIL hosted the tour and launched the competition to help more architects and designers derive inspiration on how the SPALET offers limitless possibilities to enrich their hospitality projects in the region.

“This award has encouraged me to develop and take my artwork design to greater heights, I am extremely delighted that the committee has selected my project,” shared the winner of the DREAM SPALET DESTINATION COMPETITION, Mr. Thanawat Sukhaggananda. “My intention was to create an outstanding experience for the users, including comfort, sanitation and water conservation. Today, toilets are not used for cleaning purposes only, water also provides relaxation and freshness, so I thought the SPALET was the most suitable choice for the new standards in the region.”

Mr. Sitthirat Watcharaporn, General Manager of LIXIL Water Technology added: “SPALET products have been designed with full functionalities of automated fixtures to enable users to have a luxury spa experience. The product perfectly responds to the needs of all users, in terms of comfort, ease of use, and cutting edge technologies.

By introducing the SPALET to more architects and designers and showcasing hospitality projects that made full use of them, LIXIL believes that architects and designers will appreciate how limitless design possibilities are so that more lives stand to be benefited, not just in terms of personal hygiene, but more importantly, for our over-all well-being.”

Cosentino Presents: Valdebebas 127 With Dekton And Silestone By Cosentino

Reading Time: 2 minutes

Valdebebas 127, a residential project with an exclusive location along the edge of Valdebebas Central Park in northern Madrid, is a development that oversees splendid views of the park, and also includes shops separate from the main residential area.

The development consists of a total of 201 double- orientation two-, three-, and four-bedroom units that are all designed thoughtfully with storage rooms and parking spaces for convenience in the everyday life of the residents.

Other key features of the development include its thermal and acoustic efficiency, and the incorporation of innovative and next-generation materials in its construction, architecture and design – specifically, the use of Cosentino’s premium ultracompact surfaces Dekton® and Silestone®.

Almost 8,000 square metres of the ultracompact surface Dekton® were used in the first stage of this residential development, in the construction of its façades and pedestals. Dekton® was chosen to construct the façade cladding due to its excellent aesthetic and specific building qualities that promises exceptional durability and thermal performance: specifically, its high resistance to UV radiation, stains and thermal shocks, low porosity and colour stability. Dekton® has also received ETA 14/0413 (European Technical Assessment) documentation and CE certification as testament to its suitability for use as the cladding of a ventilated façade.

Dekton® surfaces were used in the colours – Warm and Korus – to bring harmony and balance to the overall aesthetic of the development. Warm’s white finish gives the building a cosy feel and brings it into harmony with its surroundings, providing a complementary blank canvass against which the grey of Korus could be used to highlight specific aspects of the façade. The pedestal was surfaced with Domoos, a very elegant black shade that ultimately facilitated a unique contrast with the larger areas for a nice touch of juxtaposition to the eye.

Says Mr Carlos Rubio, the main architect of the development, from architectural firm Estudio Rubio Arquitectura: “The exceptional qualities of Dekton® were a key factor influencing our choice to use it as the façade material. Its large format, as well as its variety of textures and colours, allowed us to respond and emphasise our play on both form and volume.”

Quartz surface Silestone® was used for the interiors, making 72 shower trays and 72 kitchen worktops in total. Silestone® was used with the idea that the interiors of the development, much like the exteriors that surrounded them, would be of the highest quality and designed to stand out.

The shower trays are made from the Silestone® Kador range, which is made of extremely durable quartz that is entirely impervious to stains and scratches. The colour chosen for the trays – Silestone® Blanco Zeus – was selected for the sense of cleanliness, hygiene and space it conveyed to the bathroom environment. Cosentino’s shower trays comply with DIN 51097:1992 standards, certifying their low slip risk.

The kitchen worktops of 72 units were made of Silestone® in Blanco Zeus, a quartz surface in pure white chosen to fill the kitchen with light and maintain a harmonious elegance in the space.

With its excellent quality, aesthetic beauty, and specific qualities of durability, low porosity, stain resistance and knock resistance, the ultracompact Silestone® surface is very suitable for use in a top performing kitchen and home. Silestone® is truly a surface that is a sector benchmark and industry leader, making it a natural choice for homes that prioritise both high functionality and beautiful design.

Marina One Wins Best Innovative Green Building At The MIPIM Awards 2018

Reading Time: 3 minutes

Marina One has won Best Innovative Green Building at the MIPIM Awards 2018. The MIPIM Awards celebrates the most outstanding property projects globally. This year, the 28th MIPIM Awards took place on 15 March 2018 at a gala ceremony held in the Grand Auditorium of the Palais des Festivals in Cannes.

Developed by M+S Pte Ltd (M+S), Marina One together with its sister project DUO are two landmark properties borne out of the historic 2010 Singapore and Malaysia land swap deal.

“The team at M+S is extremely proud to win this prestigious accolade. Since the inception of the project, we have set out with a clear vision to be a game changer in the way people live, work and play. Marina One’s Green Heart was a bold decision on our part to have a diverse garden which binds the four towers together. This creates a park-like environment where the community can meaningfully interact with nature, within a development that is designed with sustainability at its core,” said Kemmy Tan, CEO of M+S.

Marina One is designed by Christoph Ingenhoven from Ingenhoven Architects, a world- renowned leader in sustainable architecture. The Green Heart, a core feature of Marina One, was designed in close cooperation with London-based landscape architects Gustafson Porter + Bowman and ICN Design International, its local partner.

The Green Heart was conceived as a civic space which serves as an urban oasis for workers in and around Marina One to enjoy. Today, the development is home to global multinational corporations including Swiss private bank Julius Baer, consultancy PwC Singapore, co-working space provider JustCo, financial services provider Prudential, ride hailing platform Grab, agri- business Olam International, BP Global, Daiwa Capital, and Mitsubishi UFJ Financial Group (MUFG). The Green Heart provides a sanctuary for people from these companies as well as the area around to enjoy respite from the hustle and bustle of the Central Business District (CBD).

Spanning 65,000 square feet, the Green Heart houses a total of 386 different plant species and special technologies to recreate a three-storey waterfall. Featuring an open, heart- shaped green core with multiple stepped gardens and designed with lower and mid-level sky terraces and waterfalls, the Green Heart is the only biodiversity garden within the Marina Bay CBD of this scale. Together with the rest of the greenery housed within the development, it forms a space equivalent to five Olympic sized swimming pools.

As a sustainable development, Marina One has set the standard for the rest of Asia to follow, achieving LEED Platinum pre-certification and BCA Green Mark Platinum certification. The organic shape of the building complex with its iconic louvres and the verdant greenery contributes to an improvement of the microclimate and richness of biodiversity within the development.

The compact and efficient layout is complemented by energy-saving ventilation systems, highly effective external solar screening devices, and glaring that reduces solar radiation into the building. Other sustainable features include rainwater harvesting to promote water efficiency, regenerative lift braking, LED lighting controlled by motion sensors and advanced air handling units, to enable energy efficiency.

“M+S has been a pioneer in delivering large-scale integrated projects which have changed the Singapore skyline and achieved new heights in defining sustainability within developments. This award, together with our success in attracting new homeowners and global MNCs to the development, is an endorsement of our efforts in pushing the boundaries of integrated living and sets our developments apart as coveted properties of the future,” concluded Kemmy Tan.
