7th APAC Commercial Real Estate Cooperation Forum-China

Reading Time: 3 minutes

The world’s top five largest shopping malls are now located in Asia.  However, does the size of a shopping mall still matter today in the face of formidable challenges? People are always looking for novel experiences that go well beyond traditional shopping; the rise of digital technologies has led to an increasing swing to e-commerce; and the development of urban commercial capacity is fast reaching its saturation point. In addition, diversified retail brands can be seen everywhere in China, and even brand homogeneity in various shopping malls is sharply competitive. The question that now arises is whether the leasing capacity of shopping malls is still the core competency of developers and mall owners.

A slew of dramatic changes in China is forcing commercial real estate developers to rethink how they conceptualise and operate their properties:

  1. How large should the capacity be of the shopping mall in a commercial project?
  2. What is the real function of the next generation shopping mall?
  3. How do O2O technologies influence traditional offline business models?
  4. How to leverage on the public space of shopping malls to turn it to new consumption points?
  5. How to reshape consumer expectations, and get the stores to adapt in order to meet these expectations?
  6. How to change the role that high-density urban areas play in people’s lives?

Standing in the Future, Thinking Now

APCREC7 will address these 6 biggest problems that currently face the industry. With the theme “standing in the future, thinking now”, it will aggregate top think tanks in the industry to expound along the lines of “trend, essence, tool”. IV Moscow Urban Forum Review: No Economic Problems Can Stop Moscow’s Further Development

Reading Time: 4 minutes

The Fourth Moscow Urban Forum “Drivers of City Development” concluded on a high note, reaching a consensus that people are the main driver for Moscow and Russia, and a strategic spatial plan has to be implemented in order to stimulate its development.

Held on December 11–14 2014 at the Moscow Manage, the forum serves as an annual platform for the exchange of views and experiences in the context of global urban trends. It was well-attended by around 5,000 delegates from 45 countries, 22 official delegations, 13 mayors of global cities, as well as six heads of administration of Russian cities. The first two days featured 22 general and four plenary sessions, and three special events; the topics of the Forum covered a variety of developmental aspects of modern cities, catalysts of their economic growth, their role in the development of their respective countries and their place in the global infrastructure of the world.

Sergey Sobyanin, Mayor of Moscow, believes that infrastructure development allows the city to grow and evolve, urging that all main areas in the development of the megacity be preserved i.e. improvement of the transport infrastructure, transformation of industrial zones, and development of public spaces. The Mayor also emphasized on people being the main driver behind its development. The capital has all the pre-requisites for the development of human potential. The high-tech sector, multimedia and IT are among the priority areas in the development of the city.

Singapore as a Partner City

This year’s Forum has become the first to have an official partner, which was one of the largest and most advanced cities in the world—Singapore. The head of the Singapore delegation was Mr Teo Ser Luck, Minister of Trade and Industry.

“The Deputy Mayor of Moscow is very keen and supportive in working with Singapore,” Mr Teo told Building Review Journal during a face-to-face interview. “After discussions, we have plans to set up a working group between Singapore and Moscow city. We will look at infrastructure projects in their city development and come together to bring Singapore investors and businesses to explore those opportunities,” he added. With the positive outlook and good friendly relations between Singapore and Moscow, Mr. Teo reckons businesses in Singapore can have confidence and some assurance to explore opportunities within Moscow.

Climbing New Heights

Two years ago, the territorial Moscow has grown by 160,000 km2. Those new cities – often referred to as the ‘New Moscow’ holds great potential for Moscow’s urban development plan.

“Moscow had undergone significant changes in recent years. Many of the projects have already proceeded from the planning stage to implementation,” said Mayor Sergey Sobyanin during a plenary session on December 12 entitled “Moscow’s Priorities for a New Stage of Development”.

Large-scale construction is gradually transforming the market: Moscow has shifted from the perception of a heavily overpriced city for business travelers and tourists, to an opportunistic and affordable city. In recent year 2013, the capital had a record-high number of foreign visitors, which exceeded 5 million.  The reform of the urban planning policy and a new spotlight of attention, said the Mayor, will enable Moscow to maintain the current level of new development without the need to squeeze new buildings into areas that are too dense for that.

By 2020, the New Moscow will cater living spaces for a population of 1.5 million, and 1 million work places. The volume of investment is about US$ 200 billion, revealed Marat Khusnullin, Deputy Mayor of Moscow for urban planning policy and construction.

In addition, a new study “From Moscow to Sao Paulo”, conducted by PwC, was discussed during the forum. The study reveals development trends of the largest cities in seven major emerging economies. According to Hazem Galyal, a PwC partner, Moscow is climbing up in the rankings of developing cities. Over the last year, Moscow has improved its indicators in respects of safety, transport, and healthcare. It came first in PwC’s rating of cities in terms of information technology and multimedia development.

During the second Forum day, Sergei Levkin, the Head of the Moscow’s Urban Planning Policy Department spoke at a session entitled “Industry in the Contemporary City: Convert or Innovate?”, and noted that industry was the driver of Moscow’s development in the 20th century – these include heavy industry, but in recent years the capital has been changing in line with global trends. Levkin sees the industrial zones as a unique reserve for the city’s development, which can become a perfect tool used for the benefit of the city and its inhabitants; these areas have an opportunity to turn into high added value facilities.

Moscow’s other great resource is the Moskva River embankment. The results of the competition for the concept of waterfront development were announced during the forum. The winner was the Meganom architectural bureau. According to the plans of the Government of Moscow, the project is to be completed by 2035.

Conclusion

At the final session of the Forum entitled “Choosing the Right Development Targets and Frameworks for a Contemporary Megacity,” the participants summed up the outcomes of two days and tried to find an answer to the question of how to establish cooperation between all the parties involved in the development of the megacity to achieve the established goals. The strategy of the city development has to be prepared with the due consideration of many factors, such as space, economy, infrastructure, culture, and, most importantly, the people.

Marat Khusnullin, once again, emphasized that the main driver for Moscow and Russia as a whole are the people who are interested in changes and strategic planning and, most importantly, are willing to participate in the whole process. Marat Khusnullin is convinced that Moscow is a very strong city, and no economic problems can stop its further development.

The IV Moscow Urban Forum had expanded its agenda this year, and is looking to expand its agenda further again next year.

HKTDC Building & Hardware Fair 2014 Review

Reading Time: 4 minutes

A Recognised Business Platform for Building and Hardware Industry

The Hong Kong International Building and Hardware Fair, organized by Hong Kong Trade Development Council (HKTDC), culminated successfully on 1 November 2014 at the AsiaWorld-Expo in Hong Kong. Running from 29 October-1 November, the 9th edition of the fair presented a good mix of quality exhibitors and buyers from around the world. The fair extended to cover four days this year and was open to public for the first time on the last fair day, giving visitors a chance to learn more about new building initiatives.

The building and construction industry in Hong Kong has been growing solidly in recent years. Hong Kong’s export of building materials, including hardware, increased nearly 3 per cent to US$12 billion in the first eight months of 2014 over the same period in 2013. The top five export markets were the Chinese mainland, the United States, Japan, Germany and South Korea. The event once again rode on the city’s competitive edge of being China’s gateway to the world and offered countless opportunities for international buyers to source from quality suppliers in the Chinese mainland.

An Ideal Platform for sourcing and networking

The fair was held concurrently with Eco Expo Asia in AsiaWorld-Expo, as well as HKTDC Hong Kong International Lighting Fair (Autumn Edition) at the Hong Kong Convention and Exhibition Centre. Free shuttle buses travelled between the two venues, facilitating buyers to do multiple sourcing.

The 2014 Building and Hardware Fair alone attracted 181 exhibitors, showcasing a broad array of building and hardware products. Visitors could find products and services from different parts of the world, including the Chinese mainland, Hong Kong, India, Korea, Malaysia, Portugal, Taiwan, Turkey and the U.S.A., among which Portugal and Turkey were new exhibitors. Participating exhibitors included renowned companies in the region, such as Leonardo Marble, Synnex Technology International (HK) Limited, J Pro Makreting Services Ltd, J.AM. International Ltd and Wurth Hong Kong Co Ltd.

The event continued to record positive comments across new and returning exhibitors.

Mr. Zaimah Osman, Trader Commissioner of Malaysia External Trade Development Corporation said:  “This is the first time that we’ve brought together companies from Malaysia to participate in the Hong Kong fair. Seven companies are exhibiting here to promote a variety of products including panels, hardwood flooring, garden decking, LED lighting and prefabricated building solutions. They are particularly eager to expand presence in the markets of Hong Kong and Chinese mainland. As the Hong Kong fair is an international trade event, we have also met many international buyers such as customers from UAE, Ukraine, Poland and Russia. Everybody is busy here at our booths with pre-arranged business meetings with buyers. The fair has attracted a large number of visitors from different countries. We are positive about the exhibition and will examine the results after the fair to prepare our next year’s participation.”

Sharing similar sentiments was Mr. Simon Pang, Sales and Marketing Executive of J.A.M. International Ltd., Hong Kong. “This is our second-year participation in Hong Kong International Building and Hardware Fair to promote our products. We achieved encouraging results last year and that’s why we are back here. The feedback from buyers has been very positive. We’ve received many enquiries from different visitors from Hong Kong, Macau, the Chinese mainland and Brazil. This fair is conveniently located at AsiaWorld Expo and many visitors are our target customers. We are making it an annual event for our business development,” he said.

On-site Events

Apart from being a sourcing platform, the fair also served as an information hub to provide the latest trends, industry knowledge and market intelligence to both exhibitors and buyers.

To address the global trend of Building Information Modelling (BIM) in the building and construction industry, BIM Day was co-organised with Construction Industry Council on the first day of the Fair with a full-day programme comprising an Exhibitors’ Forum for BIM-related exhibitors and the high-profile HKIBIM-CIC Conference 2014 organised by the Hong Kong Institute of Building Information Modelling.

Two symposiums, two seminars and one conference were organized during the fair targeting regional engineers, architects and other building practitioners.  Topics discussed included “Green Building Innovations and Intelligence”, “Green Building Certification in Hong Kong”, “Strategies for Building a Green Tech Hub”, as well as “New Trends in Developing Green Lighting”. In particular, the four seminars and symposiums were recognised by Hong Kong Green Building Council (HKGBC) and The Hong Kong Institute of Architects which offered credits to its members attending the seminars and symposiums under the Continuous Development Programme.

Besides, four exhibitor forums and a networking reception were arranged to facilitate participants in exchanging ideas and views of the industry.

Open to Eco-Enthusiasts

The Fair opened its doors to the general public on the last day of the event. During the Public Day on 1 November, visitors were able to shop at the “Ideal Home Mart”, which was dedicated to home improvement and renovation products. One Career Forum on the topic of “Architecture, Surveying & Planning Industry” and two interior design forums on the topics of “Green-Living – Modern Home” and “Micro-Living: Small Space, Big Idea” were also organised.
