Malaysia’s Sunway Pyramid Mall Cuts RM3 Million In Annual Energy Cost For Seven Consecutive Years With Johnson Controls’ Technology

Reading Time: 3 minutes
Johnson Controls’ integrated solution optimized the chiller plant performance to exceed the mall’s energy efficiency targets within a year of project completion.

Johnson Controls, a global leader in building technologies and solutions, has enabled Sunway Pyramid mall, one of the largest shopping malls in Malaysia, to save more than RM3 million in annual energy cost consistently since the retrofit in 2012. The result of a comprehensive chiller plant retrofit, the achievement exceeded the targets set by the Sunway management in its quest for improving energy efficiency and sustainability of the mega mall that opened in 1997.

Johnson Controls was awarded the retrofit contract in a six-way tender exercise. The project scope was to replace the aging original installation to eliminate the use of HCFC refrigerant gas, and to improve the overall chiller plant room efficiency. In addition, the project was to be carried out without downtime to the retailers and shoppers at the mall.

With a total retail floor area of nearly 4 million square feet, the retrofit project is one of the largest for shopping malls and a pioneer for green buildings in this category in Malaysia. It is estimated that green building practices can reduce a building’s operating costs by as much as nine percent, while increasing the building value by 7.5 percent and providing a 6.6 percent increase in return on investment.

“Sunway Pyramid mall is one of the largest shopping centers in Malaysia. Given the size of the retrofit project, it’s imperative that we select a partner with a proven technology, solid track record and good after sales service to support us. Johnson Controls, as one of the top providers of energy efficient chillers in the market, fits the bill. The YORK® chillers have exceeded our expectations in terms of performance and energy savings,” said Mr. Jason Chin, general manager of operations, Sunway Malls.

Johnson Controls designed and installed an integrated software to optimize the performance of a series of centrifugal water chillers (comprising seven units of 1,200 TR capacity and one unit of 550 TR capacity). The solution exceeded the mall’s energy efficiency targets within a year of project completion. It delivered a plant room efficiency of 0.75 kW/TR or less, and exceeded the target of 30 percent reduction in energy consumption. The carbon dioxide reduction is estimated to reach 6,400 metric tonnes per year.

The new solution also offers flexibility and improves productivity. It has sufficient redundancy to ensure undisrupted cooling and is able to provide extra cooling capacity during peak periods when there is higher footfall at the mall. The maintenance personnel can better manage and monitor the plant room performance through the system’s automation features and analytics, thereby improving overall efficiency such as faster response time to address any disruptions.

“It’s our mission at Johnson Controls to help facilities owners optimize their buildings for better comfort, cost savings and sustainability. We are honored to play a pivotal role in the transformative journey of Sunway Pyramid, one of Selangor’s most well-known landmarks,” said Fam Wee Chean, country general manager, Malaysia.

Johnson Controls has been selected to work on other properties under the Sunway Group. New projects will include providing energy efficient cooling solutions to properties such as Sunway University, Sunway Velocity Hotel and Sunway Medical Center.

YORK YZ Magnetic Bearing Centrifugal Chiller is First Performance-Optimised Chiller With New, Low-GWP Refrigerant

Reading Time: 2 minutes

Johnson Controls recently introduced the YORK® YZ Magnetic Bearing Centrifugal Chiller, the first chiller fully optimised for ultimate performance with a next generation low-global warming potential (GWP) refrigerant – R-1233zd(E).

Chosen for its efficiency, safety, availability, low environmental impact and cost, nonflammable R-1233zd(E) has an ultra-low GWP of 1 and is readily available from refrigerant manufacturers.

“We have long led the industry in delivering chiller innovations,” said Laura Wand, vice president, Chiller Solutions, Building Technologies & Solutions at Johnson Controls. “With the new YORK® YZ, we have engineered the world’s most efficient low-GWP line of centrifugal chillers. Our broad range cooling capacity will serve our customers’ many diverse application needs.”

Johnson Controls used a holistic approach to system design and engineering, optimising every component around a carefully selected next generation refrigerant for ultimate performance. The YORK® YZ chiller uses an integral, variable speed drive and advanced magnetic bearing technology that features a single moving assembly suspended in a magnetic field that does not require lubrication.

This technology requires 80 percent fewer moving parts than traditional oil- or refrigerant-lubricated drivelines. The result is enhanced reliability, reduced maintenance and improved efficiency. Compared to traditional fixed-speed oil-bearing chillers, the YZ delivers up to 35 percent annual energy savings.

The YZ chiller can deliver significant energy savings and lower operating costs by taking advantage of the off-design conditions where chillers operate 99 percent of the time. The YZ operates with entering condenser water temperature as low as 40°F (4.5°C), providing enhanced performance in every operating condition and the widest operating envelope in the industry. The YORK® YZ uses an optimised single stage design to provide industry-leading real- world energy efficiency.

The chiller can also operate with condenser temperatures below the evaporator temperatures, eliminating the need for a water-side economiser, which simplifies the system, requires less mechanical room space and saves money on components, piping, controls and maintenance.

“We continue to deliver industry-leading chiller options that best meet the needs of our current and continually expanding customer base around the world,” said Bill Jackson, president, Global Products, Building Technologies & Solutions at Johnson Controls. “The YZ is another fantastic platform system that equips our customers with environmentally friendly performance in an optimised solution. New Johnson Controls technology turns wasted heat into clean fuel

Reading Time: 2 minutesSINGAPORE – Johnson Controls is introducing a new technology in China to meet the growing demand for central heating that does not emit harmful pollutants. The York Dual Steam Turbine (YDST) heat pump recycles surplus heat from industrial or power plants into higher temperature hot water that can be used to operate large central heating plants. Compared to traditional boiler heating, the YDST can reduce coal consumption by up to 30 percent while supplying the same amount of heat.

“Urbanization and the government’s efforts to promote sustainable development are driving demand in China for more energy efficient technologies and solutions,” said Soren Bjerg, vice president and managing director, Johnson Controls Building Efficiency, Asia. “This is a real opportunity for us to expand our presence in an important market and use our expertise and innovation to address a growing need to reduce emissions.”

This technology is an important innovation for the Chinese market where the government has made a major commitment in its Five-Year Plan to reduce pollution from the burning of fossil fuels. The plan uses industrial surplus heat as a major source of urban heating.

The capacity and versatility of the YDST make it ideal for large-scale central heating plants.

  • It is the first centrifugal heat pump – driven by a steam turbine, not electric – that supplies over 100 megawatts of heat per heat pump system, doubling the current capacity available.
  • It can accept waste hot water as low as 50oF to 120oF and increase the temperature up to 140oF to over 200oF.

The demand for central heating is estimated to grow significantly in China over the next five years due to rapid urbanization, particularly in northern China. Johnson Controls, a global multi-industrial company, has successfully implemented a heat recovery solution at a large northeast Chinese municipal heating facility. It has saved more than US$1.2 million while alleviating the need to burn 9,200 tons of coal in the last heating season, the equivalent to removing 4,000 passenger vehicles from the road for a year.

Recently, the company opened a US$35 million expansion of its manufacturing and research and development center in Wuxi, China. The campus and its engineering center is now one of Johnson Controls’ largest research and development centers in the world for building solutions for heating, ventilation and air conditioning systems, as well as industrial refrigeration solutions. The campus will spearhead continuing innovation on heat recovery for the global market.
