The new Shaw Tower has secured its Temporary Occupation Permit (TOP), marking the completion of Singapore’s most technically and socially acclaimed Grade A commercial development in 2026. The redeveloped Shaw Tower located at 100 Beach Road brings 33-storeys with more than 450,000 square feet of premium office and retail spaces to the Beach Road precinct, marking a significant milestone in the rejuvenation of the Ophir Rochor corridor.

Shaw Tower’s tenant roster takes shape with global businesses and local communities The tenant roster at Shaw Tower reflects a wide breadth of organisations across different industries seeking best-in-class sustainability, flexibility, and connectivity. Shaw Tower welcomes back Allianz, a global insurer and asset manager, as its key anchor tenant returning to the building. Other notable tenants include global fintech company Adyen, global healthcare leader Sanofi, global oncology company BeOne Medicines, as well as leading workplace provider Industrious.
In giving back to the community, Shaw Towers Realty collaborates with the National Council of Social Services to house social service agencies within Shaw Tower to expand the reach of non-profit community services and integrate community facilities into commercial spaces. With the construction of Shaw Tower now completed, 60 per cent of the office space has been committed to or is in advanced negotiations. Lendlease will also now provide asset and property management services to Shaw Tower.

Shaw Tower’s completion comes at a moment when modern organisations increasingly prioritise offices that deliver on sustainability, business flexibility, and seamless connectivity. Shaw Tower offers 435,000 sq ft of Grade A office space across 23 levels. Column-free, contiguous floor plates ranging from 18,000 to 20,000 sq ft give tenants the freedom to design workspaces optimised for their operations and workflow. Shaw Tower is the first grade A commercial building in Singapore to achieve the BCA Green Mark Platinum (Super Low Energy) Certification under the 2021 criteria. The certification is supported by an advanced hybrid air-conditioning system, building-integrated wind turbines, and smart facilities management systems that continuously monitor and adjust indoor air quality and lighting levels.
Through built-in power management strategies and an Internet of Things (IoT) ecosystem, Shaw Tower is projected to achieve more than 60% energy savings compared to 2005 code compliant buildings, offering tenants direct protection against rising energy costs. Among other sustainability credentials, Shaw Tower has received the ABC Waters Certified Project designation by Public Utilities Board (PUB) and is targeting the WELL v2 Core Gold certification from the International WELL Building Institute, a standard that measures the impact of buildings on human health and well-being.

The building’s biophilic design spans five levels of sky gardens and terraces, with a green plot ratio of more than 8, offering tenants and visitors alike a place to breathe, gather, and unwind above the city. The Level 5 Sky Terrace hosts an amphitheatre and flexible event zones that rotate with different experiences.
Further up, the Level 19 Sky Garden and Level 20 Sky Deck offer a waterfall, BBQ pits and open-air views for gatherings. Opened in 1976, the original Shaw Tower was one of the pioneering mixed-use developments in Singapore. The new Shaw Tower follows the footsteps of its predecessor, setting leading international design standards while emerging as a national icon. At the centre of Shaw Tower’s redevelopment is a critical mission to retain its heritage and place in modern Singapore’s nation-building post-independence.
To preserve Shaw Tower’s legacy in Downtown Singapore’s placemaking history, heritage elements of the original building are thoughtfully woven into the new building, to reinstate its role in Beach Road’s historic character of leisure and entertainment in its streetscape and public spaces for the local community.
